I have all good things to say about working with Kim. Not only did our house sell within a couple days of listing, she made the seemingly impossible happen with the purchase of our new home. We couldn't have found a better agent than Kim Carlsen to help us find a great home in Grass Valley. Kim understood immediately what we were looking for (the type of neighborhood and vibe) and worked her tail off to make sure we saw (or least knew about) every property that fit, including a few that hadn't even hit the market yet. One of the properties we looked brought up some questions about possible zoning issues. Within a few hours, she had the answers and then connected us to the city departments who handled all these elements.

After visiting quite a few properties, we finally found The One. Offer was written up within the day and we were in contract! But to complicate matters, we were getting a VA loan on a historic home and I was located down in San Diego, and then things get even more complex! Our appraisal came in low. We decided to invoke a little-used element of VA loans called Reconsideration of Value. The loan supervisor told me that in 40+ years of doing VA loans she had never seen an appraisal get readjusted with one of these. However, OURS DID. This was due entirely to Kim's superior knowledge of the homes on the market in the area and her ability to quickly quote and document the shortcomings in the appraiser's cited comparables.
Being new to the area, we needed contacts for landscapers, contractors, and other things - Kim had them all. She is prepared, always goes the extra mile, and is a fun and friendly person, too. We highly recommend her if you need anything real estate related in Nevada County!

We can’t thank Kim Carlsen enough for helping us find our perfect mountain retreat. From the beginning it was clear that Kim understood the type of property we were looking for, even though we had rather vague parameters regarding location, price and condition. Since we were traveling in from two hours away, we wanted to see as many properties in one day as possible. Kim sent us twelve or so listings to consider. We narrowed it down to six contenders and were delighted when Kim recommended the same six locations for our day of touring. Before even meeting us, she had a good sense of what might work for us. The six properties we saw that day were all very different and we visited a couple of towns that we hadn’t even heard of, let alone considered. Kim enthusiastically spent the entire long, hot, summer Saturday exploring each site with us.
